Project Overview

Calibarium MEP was engaged to provide a fully detailed hydraulic services estimation for a new-build commercial truck stop and service station in the regional hub of Goondiwindi, Queensland. The project presented challenges typical of commercial service stations: multi-tenancy plumbing zoning, trade waste with grease interception, high-volume non-potable water reticulation, and extensive underground drainage designed for heavy-vehicle traffic loading.

Our estimation spanned the full site plan, floor plan sanitary, floor plan hydraulics and roof plan, delivering a complete bill of quantities capturing over 615 linear metres of piping, 27 inspection openings and a 5,000 litre grease interceptor trap.

Technical Challenges & Solutions

Multi-tenancy plumbing: separate tenancy zones each requiring individual sub-metering and backflow protection, quantified with dedicated RPZDs, sub-meters and isolation valves.
Trade waste compliance: a purpose-designed system with 5,000 L grease interceptor, bucket traps and separated trade waste piping to local authority specifications.
Non-potable reticulation: an extensive 148 lm network for wash-down, landscaping and non-drinking applications, keeping potable demand efficient.
Heavy-duty underground services: in-ground piping quantified for heavy-vehicle traffic loading, with a 120-hour mechanical trenching allowance.

Outcome & Impact

Calibarium MEP delivered a comprehensive estimation package covering every aspect of the hydraulic services, from multi-tenancy cold water distribution to trade waste separation and stormwater management. The detailed quantification enabled the contractor to tender with precision, secure competitive subcontractor pricing and plan procurement for this remote regional site.
