Project Overview

Calibarium MEP was engaged to provide a detailed MEP estimation for the interior fitout of a specialised operations centre within an existing multi-storey building. This was a precision fitout, compact in footprint but complex in coordination, requiring DDA-compliant amenities, fire sprinkler modification across 73 heads, and careful integration with the building's existing hydraulic and fire infrastructure.

Fitout-specific challenge: unlike new-build projects, this fitout required working within existing ceiling voids, riser shafts and live building services, making accurate coordination between new plumbing, drainage and fire sprinkler modifications critical to avoiding clashes and costly delays.

36 linear metres of 20 mm cold water piping including 15 lm risers
4 lm of 15 mm hot water piping and a boiling chilled water unit for staff amenity
12 linear metres of 100 mm sewer pipe plus 40 mm and 65 mm waste
2 clean-outs to surface and 2 floor waste gullies for wet area compliance

Technical Highlights

Sprinkler relocation coordination: 45 concealed space sprinklers relocated for new partitions and ceilings, each requiring precise head-to-wall clearances per AS 2118.1.
DDA compliance focus: all amenity fixtures to DDA and AS 1428.1 standards, with accessible clearances, grab rail zones and lever tapware.
Kitchen fire protection: a dedicated wet chemical extinguisher for the kitchenette per AS 2444.
Minimal disruption strategy: structured for staged installation, allowing floor-by-floor work with minimal impact on occupied areas.
